
Our Exclusiv bespoke loft ladders are supplied ready mounted to a trap door within a wooden casing, which acts as a lining for the ceiling aperture when the unit is fitted in position. Securing the unit is simplicity itself, just screw through the sidewalls into the ceiling structure.
The loft ladder folds away within the casing, taking up no loft space. The aperture can therefore be sited next to a wall, beam or chimney.
Thanks to the strong counterbalance springs, the loft ladder can be lowered and raised with the minimum of effort.
The loft ladder components are constructed from pressure die-cast aluminium for superior strength with the minimum of weight and the entire structure has been engineer designed for maximum ease of use with the bare minimum amount of maintenance.
The unit is custom built to fit into any rectangular ceiling aperture, subject to certain size constraints. Once we know the floor to underside of the ceiling measurement, we can determine the length required for the aperture, which is subject to an overall minimum of 750mm. The casing width is governed by the tread width selected though the minimum overall width is 525mm. The lining height minimum is 170mm though the size should ideally match that of the ceiling thickness. Once we have these basic dimensions we can confirm the design and also the price of your loft ladder.
There are other special options listed below, all of which can be incorporated into the design of your stairway.
Exclusiv concertina loft ladders can be fitted with 24 volt DC operation, which allows safe and easy operation with a smooth full extension and retraction. The loft ladder is supplied with transformer, back up battery and an operating switch. An additional switch can be specified to allow operation from above or below. Electrically operated loft ladders can also be supplied with a smoke alarm, which automatically opens the loft ladder in the event of a fire.
To minimise heat loss where the loft is not heated, the trapdoor of your Exclusiv loft ladder can be insulated with a sandwich layer of polyurethane foam between the wood faces of the trapdoor, and it also closes onto a draught proof seal.
Exclusiv loft ladders can be supplied for openings in vertical walls rather than ceilings. When considering a stairway for use in such an opening remember that the aperture length becomes the vertical height of the opening. These models are restricted to a maximum floor to base of opening height of 3390mm.
The telescopic handrail closes up within the trap length as the stairway is folded away and can therefore only be fitted where the aperture length is at least 1000mm long. It requires no clearance behind the stairway and there is no limitation on ceiling thickness.
Handrails can be fitted to either or both sides of the loft ladder.
Where access is required to or from an external flat roof, a weatherproof roof hatch can be fitted to the top of the lining. As the lining must protrude at least 150mm above the finished level of the roof, it will naturally be deeper than with stairways for normal loft installations. The minimum lining height where roof hatches are involved is 620mm. Additional treads are fitted within the lining to enable access from the top of the stairway. Roof hatches can be specified with manual or automatic operation.
If a manually operated loft ladder is required to be operated from the upper floor then it can be specified with a top-operating handle. The handle can be fitted where the ceiling thickness does not exceed 430mm and where there is at least 700mm clearance behind the stairway at the hinged end.
Operating loft ladders with a ceiling height in excess of 3390mm is not recommended with a top-operating handle. Where ceiling heights exceed this measurement we would recommend the use of an electrically operated stairway if operation from above is considered essential.
Exclusiv stairways can be supplied with either 30 or 90 minute fire resistance. Fire rated casings for 30 minute resistance can be either wood or steel construction, whereas 90 minute casings are only available in steel. In all cases trapdoors are of sandwich construction and are filled with mineral wool to impede fire passage for the appropriate time.
Dimensional minimums are increased for fire resistant stairways. Please consult the Technical Data page for further information.
Due to the weight involved, steel casings have a casing height maximum of 240mm. If a lining depth greater than this is required, the additional height is provided by wooden sides above the steel. Where such a stairway is required to fit into a suspended ceiling additional steel hanging straps are fitted to the outer sides of the casing.
On steel casings the door and casing interlock to prevent the passage of flames.
